Questions & Answers

Real Estate Questions, Answered

Honest, plain-language answers to the questions we hear most from buyers, sellers, and investors across Springfield and Southwest Missouri.

Buying a Home

How do I start buying a home in Springfield, Missouri?

Start by talking with a local lender and getting pre-approved, so you know your real budget before you start touring. From there, we sit down with you, learn what home needs to look like for your family, and set up a search around the neighborhoods, schools, and commute that fit. You will never be rushed. We walk with you from the first showing all the way to the closing table.

Are there first-time home buyer programs in Missouri?

Yes. The Missouri Housing Development Commission (MHDC) offers the First Place program, with below-market fixed-rate mortgages and optional down payment and closing cost assistance that can be forgiven over time. These loans go through MHDC-approved lenders, and there are income and price limits. We are happy to connect you with trusted local lenders who can tell you exactly what you qualify for. Buying your first home is a big step, and you do not have to figure it out alone.

How much are closing costs for buyers in Missouri?

Buyer closing costs in Missouri often run about 2% to 3% of the purchase price, though your loan type and lender can move that up or down. They cover things like lender fees, the appraisal, title insurance, and prepaid taxes and insurance. Missouri has no real estate transfer tax, which helps keep costs lower than in many states. Your lender will give you a Loan Estimate, and we will go through it with you line by line so nothing catches you off guard.

Do I have to sign an agreement with a buyer's agent?

Yes. Since August 2024, a written buyer agreement is required before an agent who uses the MLS can tour a home with you, in person or virtually. The agreement spells out how your agent is paid, and that amount is always negotiable. In many cases the seller still covers some or all of it as part of the offer. We will explain it plainly before you sign anything, because trust starts with honesty.

How long does it take to close on a house in Missouri?

Most financed purchases in Southwest Missouri close about 30 to 45 days after an accepted offer, and cash purchases can close sooner. Inspections, the appraisal, and loan approval set the pace. We keep every piece moving and keep you informed, so the weeks before closing feel calm instead of stressful.

Selling a Home

What is my home worth?

The most reliable answer comes from a local market analysis built on recent comparable sales near you, not an online estimate. Caleb will personally prepare a free, no-obligation home valuation for you. Visit our List With Us page or call (417) 209-7837. There is no pressure; sometimes the right answer is to wait, and we will tell you that too.

What does it cost to sell a home in Springfield, MO?

Sellers usually pay a brokerage commission, typically between 2% and 5% of the sale price and always negotiable, plus title and closing fees, and any repairs or buyer concessions agreed to in the contract. Before you list, we give you a clear net sheet showing what you can expect to walk away with. No surprises, just honest numbers.

What do I have to disclose when selling a house in Missouri?

Missouri sellers should disclose known material defects, such as roof leaks, water in the basement, foundation or structural issues, and similar problems a buyer could not easily see. Homes built before 1978 also require a federal lead-based paint disclosure. Being upfront protects you and treats the buyer the way you would want to be treated. For legal questions about your situation, we always recommend speaking with a real estate attorney.

How do you market a listing?

Every Eleos listing gets professional photography and video, placement on the Greater Springfield Board of REALTORS MLS and the major home search sites, and promotion to buyers and agents across Southwest Missouri. We also help you prepare for showings and negotiate with your goals first. Your home has a story, and we want buyers to feel it.

Commercial, Land & Investing

Do you handle commercial real estate in Southwest Missouri?

Yes. Eleos Realty helps clients buy, sell, and lease retail, office, industrial, and investment property across Southwest Missouri, including the Highway 65 corridor. Our free Cap Rate Calculator is a good first step when you are weighing an income property, and we are glad to talk through the numbers with you.

Can you help me buy land, a farm, or lakefront property?

Absolutely. We help buyers find acreage, farms, ranches, and lakefront homes around Table Rock Lake, Lake Taneycomo, and the Ozarks. Rural property comes with its own questions, like road access, wells, septic systems, and surveys, and we help you ask them before you buy.

Do you work with 1031 exchanges?

Yes. In a 1031 exchange you generally have 45 days to identify a replacement property and 180 days to close. We help investors find the right replacement property within those deadlines and coordinate with your qualified intermediary and tax advisor so the process stays on track.
